There are approximately 30,000 licensed Real Estate Agents in Arizona. Of the ones who are active, most offer about the same services. We will all show you houses listed for sale in MLS or list your home for sale in MLS. We will put a sign in front of your house and maybe send out some flyers or a mailer to try and sell your house. With that, not all realtors are created equal. Below I will explain why I believe you should choose me to be Your Realtor.
My primary experience in Real Estate is on the Investment Side. Your home will likely be the one of the largest investments you ever make, doesn't it make sense to purchase it like an investor would? In many cases over the past few years a home turned out to be anything but a good investment. Today you hear people speculating the market has bottomed and now is the time to buy. I happen to agree for the most part with one caveat. You should rarely if ever buy at the current market prices; you should always try and buy below the current market price. Doing this will allow some room in the event the market goes down.
Of course that sound great, but how do you do it?
First, the company I hang my license with is US Investment Realty, one of the largest Wholesale Real Estate companies in Arizona. We, along with our investors are generally able to offer homes for sale at less than 90% of current market value. We purchase our inventory through Trustees Sales, from Banks and from distressed sellers. We then pass on the savings to you. Many of our properties are exclusive to US Investment Realty and most are not listed on MLS.
Second, we will Represent you at the Trustees Sales. This isn't for everyone, but there are some great deals to be had. When you enroll to purchase properties at Trustees Sales you will have access to the best database in Arizona for properties being sold at the Trustees Sale. We will help you identify properties that fit your criteria and purchase the one you choose. Often you will find properties listed on MLS were purchased at a Trustees Sale and are being Flipped by and investor for a profit. Why not keep that profit for yourself.
Last we will help you find the best deals on the open market (MLS). When we find these deals we will negotiate with the seller to ensure you get the best price. Many realtors believe the negotiation is over after the offer is submitted, we believe that is just the start. We will be negotiating on your behalf all the way to the day we close.
